    File & pay Capital Gains Tax (seller) and Documentary Stamp Tax (usually buyer)

    Secure Certificate Authorizing Registration (CAR/eCAR)

  • 3 LGU Transfer Tax + RPT Clearance

    Pay Transfer Tax (city / municipality of the property)

    Secure Real Property Tax Clearance

  • 4 Registry of Deeds

    Submit deed, CAR, transfer tax proof, old owner’s title

    Claim new Title (TCT/CCT) under buyer’s name

    Update ownership; release new Tax Declaration

  • If married: spouse’s details for the deed
  • If corporation: Board Resolution/Secretary’s Cert and company TIN

  • Who pays which tax?

    By default, Seller pays CGT; Buyer pays DST, Transfer Tax, and RD fees. Parties may agree otherwise — tell us your arrangement and we’ll implement it.

  • Do I need to be present?

    No. With a properly notarized SPA, we can process on your behalf (including for OFWs; use apostille/consularization if signed abroad).

  • Condo vs. land — any difference?

    Process is the same. Some condos/subdivisions require a developer or admin clearance; we’ll secure and include it in the workflow.

  • Corporate buyer/seller?

    We’ll need your Board Resolution/Secretary’s Certificate, company TIN, and authorized signatory IDs.

  • What slows things down?

    Unpaid RPT, name or data mismatches, missing documents, manual records at RD, or late tax filings (penalties). We flag these early and fix them quickly.
