No. With a properly notarized SPA, we can process on your behalf (including for OFWs; use apostille/consularization if signed abroad).
Process is the same. Some condos/subdivisions require a developer or admin clearance; we’ll secure and include it in the workflow.

Timelines are estimates and depend on completeness of documents and government processing times. Special cases (lost title, correction of entries, mortgage cancellation, estate/partition, CARP/DAR, etc.) are quoted separately.
